    We pay our own legal costs and sign at the notary. No commission is deducted from you.

Frequent questions

Do you charge any commission?

No. We are the buyer, not a broker. There is no commission, no listing fee and no cost to you for sending us a property. We pay our own legal and notary costs at closing.

Do you buy properties with liens or legal problems?

Yes, and it is often where we add the most. Embargoes, unfinished succession and bank repossession files are cases we take on regularly. The price reflects the risk and the time it takes to clear them, and we say so openly in the offer.

How do you set the price you offer?

Comparable transactions in the same sector, the condition of the property, and how long we expect to take to lease or resell it. We show you the comparables we used, so the number is a position you can argue with, not a take-it-or-leave-it figure.

Do you buy outside the cities listed?

Those are the markets we know well enough to underwrite. If your property sits somewhere else, send it anyway. We will either look at it seriously or tell you plainly that it is not for us.

What documents do you need to make an offer?

The certificate of tradition and freedom issued within the last thirty days, the property tax receipt and, for horizontal property, the HOA clearance certificate. For distressed cases we also need whatever court or bank paperwork exists.

Do you take investors into your deals?

We invest our own capital and occasionally co-invest with people we already work with. If that is your interest rather than selling a property, write to us and say so.
