This policy explains what personal data Collectia LLC collects through this website, why we collect it and what you can ask us to do with it. It follows Colombian Law 1581 of 2012 and Decree 1074 of 2015 on personal data protection. We collect data to evaluate and buy property, never to resell your details.
1. Data controller

2. Your authorization
Colombian law requires your prior, express and informed authorization before we process your data. Sending us a property through the form, by email or over WhatsApp is that authorization, limited to the purposes listed in section 5. You can withdraw it at any time, and doing so only means we stop evaluating the property.
3. What we collect
What you type into the form: full name, email address, phone number, the kind of property, where it is, what you expect for it and anything else you choose to write. If we move forward with a purchase we also handle the documents of the property itself, such as the certificate of tradition and freedom, tax receipts and clearance certificates, and we consult public records about the property. Our server logs standard technical data such as the request path and the time it was made.
4. Data about other people
Property files often carry other people's data: a tenant, a co-owner, an heir. If you send us data that is not yours, you confirm you may share it, and we use it only to study that property. We do not ask for sensitive data, meaning health, biometrics, political opinions or anything similar, and you should not send it.
5. Why we use it
To reply to you, evaluate the property, prepare an offer, complete the purchase if you accept it, and keep the records that Colombian commercial and tax law requires us to keep. We do not use your data for automated profiling, we do not build a marketing list out of it, and we do not sell or rent it to anyone.
6. Who else sees it
Only the people on our team working on the property, and third parties strictly necessary to close a purchase, such as a notary, a registry office, a bank or a lawyer, always for that purpose alone. Our hosting provider stores the data on our instructions and may keep it on servers outside Colombia, under the same protection this policy describes.
7. How long we keep it
Properties we do not end up buying are deleted after twelve months. Files for purchases we complete are kept for the period required by Colombian commercial and tax law, counted from the closing date.
8. Your rights
You may ask us at any time to tell you what data we hold about you, correct it, update it, delete it, withdraw your authorization, or ask for proof that you gave it. Write to Edwardgalindo@gmail.com with the subject "Personal data". We confirm receipt within ten business days and resolve requests within fifteen business days, as the law requires. Deletion applies unless a legal or contractual duty makes us keep the record, and we will tell you if that is the case. If you believe your rights were not respected, you may file a complaint with the Superintendencia de Industria y Comercio.
9. Security
The site is served over HTTPS and access to a property file is limited to the people working on it. No system is perfectly secure, so we do not ask for identity documents, bank details or passwords through this website, and you should never send them by email. Anything we need to close a purchase is handled through the notary.
10. Cookies
This site sets no cookies of its own and runs no advertising or analytics trackers. Nothing about your visit is stored in your browser beyond what the browser caches on its own to load the page faster.
11. Children
This site is not directed at children. We do not knowingly collect data from minors. If you believe a minor sent us data, write to us and we will delete it.
12. Changes to this policy
If we change this policy we will publish the new version on this page and update the date at the top. Substantial changes are also notified by email to anyone with an open property file.
