These terms govern the use of the Collectia LLC website and any property you send us through it. By browsing this site or submitting your information you accept them.
1. Who we are
Collectia LLC is a private real estate investment company based in Bogotá, Colombia. We buy property with our own capital, for our own account. You can reach us at Edwardgalindo@gmail.com or at +57 314 402 4252.
2. We are not a broker or an agent
We do not represent sellers or buyers, we do not take listings, and we charge no commission to anyone. When we discuss a property with you, we are the interested buyer and our interest is our own. We are not acting as your broker, appraiser, lawyer or financial adviser, and nothing we tell you is legal, tax or investment advice. You are free, and encouraged, to take your own advice before signing.
3. What this website is
This site is informational. It describes the kind of real estate we buy and how to reach us. It is not a property listing portal, it publishes no inventory, and nothing on it is a binding offer to buy any property, a valuation, or a promise of a price.
4. Submitting a property
Sending us a property costs nothing and commits neither side. We may decline it without explanation. If we are interested we send a written offer stating price, form of payment and closing date. That offer is an invitation to negotiate: we are bound only once a promise of sale, or the deed itself, is signed by both parties in the form Colombian law requires.
5. No cost to the owner
We charge no commission, listing fee, valuation fee or study fee. Our own legal, notary and registry costs are ours. Taxes and charges that the law places on the seller, such as the retention on the sale price, remain the seller's responsibility, and we will tell you which those are before closing.
6. Your responsibilities as an owner
You are responsible for giving us accurate, current and complete information about the property, including the certificate of tradition and freedom, tax receipts, clearance certificates and any lien, occupant, lease or court process affecting it. We price on what you tell us. If material information turns out to be false or withheld, we may withdraw the offer at any point before signing.
7. Limits of what we say
Any figure we share is our own underwriting for our own decision. It is not an appraisal, it is not a market valuation, and it should not be used to price the property to anyone else. We do not guarantee that we will buy, at what price, or on what date, and we are not liable for decisions taken by notaries, registry offices, banks, tenants or other counterparties.
8. Liability
To the extent permitted by Colombian law, we are not liable for indirect or consequential damages, including lost profit or lost opportunity, arising from the use of this site or from a negotiation that does not end in a signed contract. Nothing here limits liability for wilful misconduct or gross negligence, or the obligations we take on in a signed purchase contract.
9. Intellectual property
The texts, photographs, layout and brand of this site belong to Collectia LLC or to the third parties that licensed them, and may not be republished or reused without our written consent.
10. Third-party links and images
This site may link to external sites and uses photography licensed from third parties. We are not responsible for the content, policies or availability of external sites.
11. Changes to these terms
We may update these terms. The version published on this page is the one in force, and the date at the top tells you when it last changed. A purchase contract already signed keeps the terms in force on the day it was signed.
12. Governing law
These terms are governed by the laws of the Republic of Colombia. Any dispute that cannot be resolved directly will be heard by the ordinary courts of Bogotá D.C.
