What we buy

Six kinds of asset, and the conditions that make each one work for us. Everything is bought with our own capital.

Apartments and houses

Our core position. We buy units that are already habitable, keep the good ones for rent and resell the rest. A tenant in place is not a problem: we take over the lease as it stands.

What we look for

  • Habitable condition
  • Clear title
  • Consolidated neighbourhood
  • Tenant in place is fine

Buildings and multi-family

Older buildings with good structure and bad management are where the numbers work. We take the whole asset, refurbish it floor by floor and hold it for rent.

What we look for

  • Sound structure
  • Six units or more
  • Owner selling the whole asset
  • Refurbishment upside

Urban land

We buy land to hold or to develop with a partner. Zoning has to be settled: we do not buy a lot on the promise that the use will change later.

What we look for

  • Inside the urban perimeter
  • Settled zoning
  • Utilities at the boundary
  • No occupants

Commercial space

We look at foot traffic and at the lease, in that order. A signed lease with a solid tenant changes the price we can pay more than the finishes do.

What we look for

  • Street level or first floor
  • Existing lease preferred
  • Parking nearby
  • Active commercial corridor

Distressed assets

This is the part most buyers walk away from and the reason we can move fast. We take on liens, inheritance splits and repossession files, and we cover the legal work to clear them.

What we look for

  • Liens or embargoes
  • Unfinished succession
  • Bank repossession
  • Owner needs a fast exit

Short-stay units

We buy units where the building rules and the local regulation actually allow short stays. Revenue history helps, but we underwrite on our own occupancy assumptions.

What we look for

  • Short stays allowed by the HOA
  • Tourist or business area
  • Furnished is a plus
  • Revenue history helps

How a purchase moves

  1. Send the property

    Address, what you expect for it and a few photos. That is enough for a first read.

  2. We underwrite it

    We check the title and run the numbers on our own. You get an answer within one week.

  3. Written offer

    Price, form of payment and closing date on one page. You are free to walk away.

  4. Closing

    We pay our own legal costs and sign at the notary. No commission is deducted from you.
